Supporting Energy Efficient Housing through Land Use Services

In recent years, the Jepson & Associates team has taken on an increasing number of Land Use projects throughout Western Washington. We recently had the pleasure of working with Ted Clifton and Norm DesRosiers of TC Legend Homes as they pursued a two-lot short plat near Barkley Village. This project is a collective effort to generate new housing opportunities within the growing City of Bellingham.

TC Legend Homes have made it their mission to supply communities throughout the Pacific Northwest with high-performing net-zero/net-positive-energy homes. TC Legend home designs utilize solar-powered renewable energy to power themselves, effectively eliminating common household bills such as electricity and heating. Through thoughtful design that strives to maximize efficiency and practicality while minimizing material and labor costs, TC Legend Homes aims to build homes that support a carbon-neutral future for all generations and a broad range of income levels.

We were excited to work with TC Legend Homes and aid their project goals by providing support in both field and office operations. Our field crews worked diligently to collect boundary and topographic data; detailing the location of new and existing corner monuments, structural site features, utilities, and impervious surface areas. In-office, our drafting team executed the creation of plat map exhibits, lot closures, new and existing legal descriptions, as well as easement exhibits for site utilities and a 10’ Public Trail Easement designed to increase convenient neighborhood access to public transit services. Our land use department offered support by coordinating with the City of Bellingham Planning & Community Development Department to move checkpoints forward through revisions and approval processes, as well as circulate the final recording documents through the County Treasurer & Auditor’s offices.

Throughout the short platting process, the Jepson team offered the required expertise of a Principal Licensed Surveyor, as well as the knowledge and experience necessary to work effectively with planning jurisdictions to move projects forward smoothly in accordance with applicable code. Our team’s ability to offer this kind of support allows our clients the freedom and flexibility to focus on their myriad ongoing projects.

With the short plat process complete, we are eager to see how TC Legend Homes transform these lots to be of further value to the community. We are thrilled to support projects that add exciting and powerful innovation to the place we call home.
